How It Works

OUR BASIC HOME WATCH CHECKLIST & SERVICES

• Check all doors, windows, and locks

• Check interior for any signs of mold, mildew, unusual and/or damp odors

• Flush toilets (brush and bleach if necessary and if provided), run sinks, run showers, run tubs, run refrigerator water.

• Check under sink pipes and hot water heater for leaks

• Check air/heat/humidistat settings. Change filter if provided.

• Check circuit breakers

• Check for any visible signs of animal infestation within the home

• Check pool and spa water level and color

• Check stored vehicles

• Inspect exterior of home including driveway and garage

• Remove or place within the home all newspapers, mail, flyers

• Inspect landscaping making sure lawn company is taking care of the yard. ( BCHW does not do lawn maintenance but we have great venders that do if you need a referral)

• Meet with contractors and stay on property upon request until service is complete (additional hourly charge). At your request we would be happy to recommend one of our trusted industry partners.

• Respond to alarm (additional charge per visit)

• Start and move vehicle if requested

• Test smoke detectors and change batteries if needed (charge for batteries)

Basic Home Watch PRICING:

• Once a month: $50 per month

• Twice a month: $75 per month

• Once a week: $125 per month (4 visits) 

 

Short term rental Audit:

After your cleaning team leaves I arrive and do a full property audit:

• Has the bedding and towels been replaced with clean bedding and towels in all rooms? 

• Are all surfaces (floors and countertops) clean?

• Are complimentary baskets filled?

• Are all doors and windows shut and locked?

• Are heating and cooling systems turned on proper temps?

• Refrigerator clean and emptied? Check other kitchen appliances including microwave for cleanliness. 

• All trash removed?

• Unusual smells or stains reported

• Any drugs (loose pills) or alcohol remaining in the house creating hazards for next guests? Carefully give the home including under beds a close examination for these items creating safe environment for next guest. (Reducing your liability) 

• I provide detailed audit checklist for your records so you can talk to your cleaning services about doing a better job. Audits increase chances of high ratings so you can continue to charge the highest amount for your short term rental. Audits cut back on liability showing your intention of providing a safe property for guests. 

• Photos of anything missed or not properly cleaned for your records. 

• Mild touch up when small errors are found included in this service. 

Audit PRICING:

• $50 per Audit, subscription discount available
